What Is Province in Maricopa, Arizona?

This is the community page for Province, the one age-qualified community in the City of Maricopa. Everything below comes from the Province Community Association, recorded documents, the builders, and the Arizona Regional MLS, with the source named where it matters. Where is Province?

Province sits on the east side of the City of Maricopa in Pinal County, entered from Province Parkway off Smith-Enke Road. The association office is at 20930 N. Province Pkwy., Maricopa, AZ 85138. The Duke at Rancho El Dorado, a public golf course, borders the community. Maricopa itself is a city of its own with its own police, fire, parks, and retail; it is in Pinal County, not the county that shares the city's name, a distinction that trips up out-of-state buyers and some search engines.

Who can live in Province?

Province is age-qualified under the federal Housing for Older Persons Act (42 U.S.C. 3607(b)(2); 24 CFR Part 100, Subpart E), which allows a community to reserve occupancy for older residents when it meets the law's requirements. In general terms, that means at least 80 percent of occupied homes must have at least one resident who is 55 or older, and the association must publish and enforce policies that show it intends to operate that way. Province's specific rules, including minimum ages for other household members, how long guests may stay, and lease terms, are set in the recorded CC&Rs and the association's policies, not on this page.

Anyone may buy a home in Province. Who may live in it is what the policy governs. Spouses under 55, adult children, caregivers, and inherited homes each have their own treatment in the governing documents. What homes are in Province?

Two products, built across two builders and four eras. Every home is single story.

• Single-family detached. About 1,300 to 3,200 square feet, two to four bedrooms, two-car garages standard with 2.5-car and three-car options on some plans. Lots run from under 5,000 square feet to over 18,000 on premium sites. Built from 2003 through the final Meritage phase.
• Gemini villas. Attached twin homes, about 1,200 to 1,800 square feet, two bedrooms on nearly all of them, two-car garages. Built from 2004 to 2018; no villas have been built since. The villa assessment covers exterior items the single-family assessment does not. See what a villa includes.

Engle Homes built the first phases from 2003 to 2007, with flower-named plans from the roughly 1,500 square foot Camellia to the 3,000-plus square foot Orchid, and every villa plan. Meritage Homes took over in the mid-2000s and built three generations of plans, ending with the Preserve series that completed the community. Some Engle plans were offered with a casita (see homes with a guest casita); some Meritage plans carry a golf-cart garage. Lot types matter here more than in most Maricopa subdivisions. Roughly one home in seven sits on a lake, most of them in the original Engle parcels, and a larger share borders greenbelt. Corner, cul-de-sac, and wash-adjacent lots exist in smaller numbers. Waterfront homes have their own page: lake lots.

Is Province still being built?

No. Province is built out. Meritage Homes finished the community at The Preserve at Province, the newest section, with one-story Preserve plans from about 1,300 to 2,300 square feet. Every Province purchase is now a resale, which means the newest homes in the community are near-new Preserve homes with the efficiency package and builder warranties that may still transfer. What amenities does Province have?

The Village Center is a 32,000 square foot, two-story clubhouse at 20942 N. Province Pkwy., open 6 a.m. to 10 p.m. daily with a staffed Resident Services desk. Per the association:

• Town Hall: 4,431 square feet, 297-person capacity, a 40-foot stage, professional sound and lighting, dance floor, and a commercial catering kitchen.
• Rooms: library with a gas fireplace, billiards room with three tables, lobby cafe run by an independent food service provider, living room, computer room, ceramics studio with two kilns, craft room, and a sewing and quilting room with ten Bernina stations.
• Fitness: a fitness center with free weights, machines, and cardio, movement and exercise studios, and two locker rooms each with a steam room and dry sauna.
• Pools: an outdoor pool and an indoor heated lap pool with a detached spa, ADA-compliant.
• Courts: nine pickleball courts, four tennis courts, two bocce courts, and a half basketball court. Courts open 7 a.m. to 10 p.m.
• Lakes and trails: 25 lakes and ponds with six waterfall features, 50 acres of fish-stocked water with catch-and-release fishing, walking paths, and two lakeside picnic ramadas.

What is daily life like?

The association runs a Lifestyle Department with a director on staff, more than 300 events, classes, and programs a year, and roughly 75 resident-led groups. A typical month mixes concerts and tribute shows in Town Hall, trivia and bingo, bus trips to Valley theaters, art and watercolor classes, seminars, fitness orientations, and newcomer meet-and-greets. Groups range from bridge, mah jongg, and quilting to chorale, line dance, photography, radio-control sailing, pickleball, water volleyball, a hiking group, and a golf club. How does the gate work?

Province is a gated community with a gate house staffed 24 hours a day by the association's security vendor. Front and rear entrances are camera-monitored, and four coded pedestrian gates serve the perimeter. Guests check in at the gate; each resident receives 40 guest passes a year for the amenities, with more available for purchase, and guests get a day wristband at the Resident Services desk with the resident present. Who manages Province and what do assessments cover?

The Province Community Association, Inc. is the homeowners association, managed by CCMC. Assessments fund the Village Center, pools, courts, lakes, common-area landscaping, the gate, and the lifestyle program, and a cable television component is billed alongside them. Villas pay a higher assessment because theirs also covers exterior maintenance, roof repair and replacement, front-yard maintenance, and a blanket insurance policy. The association also collects one-time charges at resale, including a capital contribution and a document fee.

Where is the golf?

Next door, not inside the gates. The Duke at Rancho El Dorado is a public, daily-fee, 18-hole par-72 course designed by David Druzisky that opened in 2003, with a driving range, practice green, and a grill. Province residents play it as public golfers or members, and the community's resident golf club organizes play there. Is Copper Ridge part of Province?

No. Copper Ridge is a separate Meritage neighborhood next to Province that carries the Province name in some listings. It has its own association, larger three-to-five-bedroom plans, and no age qualification; it is an all-ages community. A listing that says "Copper Ridge at Province" is not a 55+ home, and this site does not cover it.
