A Province villa is a Gemini twin home: two one-story homes attached along one wall, each about 1,200 to 1,800 square feet with two bedrooms and a two-car garage, built between 2004 and 2018 by Engle Homes and then Meritage Homes. The villa assessment covers exterior maintenance, roof repair and replacement, front-yard maintenance, and a blanket insurance policy, which is why it is higher than the single-family assessment.
What a villa is
Province listings code villas as Gemini or twin homes: two attached homes with one common wall, each with its own lot, garage, patio, and yard, held in fee simple. They are not condominiums. They are all one story. Lots run from about 4,400 to just under 10,000 square feet, median about 4,800. Ninety-plus percent are two-bedroom plans; a few are three.
Villa plans
Engle built the original villas from 2004 to 2007: Daisy (about 1,360 to 1,466 square feet), Carnation (about 1,543 to 1,616), and Daffodil (about 1,722 to 1,787), plus a small Marigold. Meritage built the later villas from 2011 to 2018: Marbella (about 1,325 to 1,500), Seville (about 1,607), and Valencia (about 1,739 to 1,777). What the villa assessment covers
Villa owners pay a higher assessment than single-family owners because it includes items the single-family assessment does not: exterior maintenance of the unit, roof repair and replacement, front-yard maintenance, and a blanket insurance policy on the structures, in addition to the community amenities and the cable component. Where the villas are
Villas are grouped in their own parcels rather than scattered: the Engle villas in the original core around Lemon Drop, Candyland, Ellington, and Miller, and the Meritage villas in the 2014 to 2018 parcel around Caliente, Summer Wind, and Monsoon.
