Five homes sold in Province, the age-qualified 55+ community in Maricopa, AZ, in September 2026, at a median of $365,000, per ARMLS, as compiled by the James Sanson Team. September 2025 saw seven sales at a median of $363,100. Over the past twelve months, Province sold more homes than the year before, 134 against 108, at a slightly lower median, $346,950 against $362,600. How many homes sold in Province in September 2026?
Five Province homes closed in September 2026, down from seven in September 2025. The median sold price was $365,000, about the same as last September’s $363,100, at about $199 per square foot. The median home took 154 days on the market and sold at 98.3 percent of its final asking price and 95.3 percent of its original asking price. With five sales in a month, one long-listed home moves the median a lot, which is why the twelve-month figures below are the better guide.

The newest and smallest home, a 2023 Preserve plan, sold in 19 days at its full asking price. The two oldest and largest homes waited 248 and 275 days, and the 2004 pool home closed at about 95 percent of its last asking price. That pattern runs through every month of Province data: homes priced to recent Province sales of the same plan and size find a buyer in weeks; homes priced to an older market wait out a season or two and then sell near where the market was all along.

Province is moving in a different direction from the rest of Maricopa. Citywide, 2026 sales are below last year, while prices remain flat. In Province, sales are up: 134 homes over the past twelve months against 108 the year before, and resale homes alone are up from 78 to 112 as the last new construction in The Preserve finished and every Province purchase became a resale. Prices eased slightly. The overall median fell about 4 percent, partly because of the mix of homes that sold; the resale median fell about 1 percent, and resale price per square foot fell from about $210 to about $200. Homes also sold faster, at a median of 82.5 days versus 96.5. More buyers are closing in Province than a year ago, and they are paying a little less per square foot to do it.

Closed sales of age-qualified Province homes by month, per ARMLS.
Province sales follow the same seasonal shape as the rest of Maricopa, but sharper: March closed 23 homes, and the summer months closed five to nine. Many Province buyers relocate from colder states and shop in winter and spring, when the busiest months arrive. A seller with flexibility has historically met the most buyers by listing early in the year.
How many Province homes are for sale?
As of September 29, 2026, 50 age-qualified Province homes were listed for sale, at a median asking price of $374,950 and a range from $234,900 to $649,900. Forty-two percent had reduced their price at least once, by about $27,600 on average. Against the past twelve months’ sales pace of about 11 homes a month, that is roughly four and a half months of supply, a little tighter than the city as a whole. The median listing time was 51.5 days; that reflects homes still for sale, not how long a correctly priced home takes.
Over the same twelve months, 82 Province listings were canceled or expired without selling, compared with 134 that closed. About six in ten Province listings that ended in the past year sold. The ones that didn't were usually priced above what Province’s recent sales supported.
