Province is a gated, age-qualified 55+ community at 20930 N. Province Pkwy. in Maricopa, AZ 85138. Construction began in 2004 under Engle Homes, Meritage Homes built the later phases, and the community is now built out at about 2,000 homes per the association. Every home is one story. The gate house is staffed 24 hours a day, with camera-monitored front and rear entrances.

  • Village Center. A 32,000 square foot, two-story clubhouse with Town Hall (4,431 square feet, 297 capacity), a library, billiards room, lobby cafe, ceramics studio, sewing and quilting room, craft room, and computer room.
  • Fitness and pools. A fitness center with weights and cardio, movement studios, two locker rooms with steam room and dry sauna, an outdoor pool, and an indoor heated lap pool with a detached spa.
  • Outdoors. Nine pickleball courts, four tennis courts, two bocce courts, a half basketball court, 25 lakes and ponds with six waterfall features, 50 acres of stocked lakes with catch-and-release fishing, walking paths, and two lakeside ramadas.
  • Calendar. More than 300 events, classes, and programs a year and roughly 75 resident groups, from pickleball and bocce to chorale, quilting, photography, and a golf club.
  • Golf. The Duke at Rancho El Dorado, a public 18-hole course, sits next to Province outside the gates.

How selling a Province home works

Province has two products and several eras of construction. Single-family homes run from about 1,300 to 3,200 square feet across Engle plans from 2003 to 2007 and three generations of Meritage plans that finished with The Preserve. Gemini villas, the attached twin homes, run from about 1,200 to 1,800 square feet and were built from 2004 to 2018. About one home in seven sits on a lake. A price opinion that ignores those differences is a guess.

Who can buy a home in Province?

Anyone can buy a home in Province. Who can live there is governed by the association's age-qualification policy under the federal Housing for Older Persons Act, which in general terms requires that at least 80 percent of occupied homes have at least one resident age 55 or older.
