About one Province home in seven, roughly 14 percent of MLS records, is a waterfront lot on one of the community's 25 lakes and ponds. Most were sold in the original Engle parcels between 2003 and 2007, with a newer run in the 2020 to 2022 parcel. Waterfront homes include both single-family plans and a minority of villas, and they sell at a premium over comparable interior lots.
What waterfront means in Province
Province is built around 25 lakes and ponds totaling about 50 acres, fed by reclaimed irrigation water, with six waterfall features. A waterfront lot backs directly to one of them, usually with a low wrought-iron rear fence so the view is open. Many more lots border greenbelt or common area without water; listings sometimes describe those as lake view when the water is across a green space. The MLS lot flag "waterfront" is the reliable signal.
Where the lake lots are
Of the waterfront records in the ARMLS export behind this site, about 65 are Engle-built and 39 Meritage-built, and about 21 are villas. The Engle core parcels around the Village Center, including streets such as North Star, Heavenly, Abbey, and the villa streets, hold most of them. Parcel 8, built 2020 to 2022 on Rosewood, Sagebrush, and Cactus Flower, added a newer run of lake lots. Parcels 15 and 16 (Kingfisher, Mallard, Riverbank, Oxbow, Laguna) hold others.
How waterfront homes sell
Waterfront lots command a premium over interior lots on a price-per-square-foot basis in closed Province sales, and they draw more showings. Living on a Province lake
The lakes are stocked and fished catch-and-release, so a waterfront yard is a fishing spot. The reclaimed-water system, waterfalls, and lake maintenance are the association's responsibility, funded by assessments. Rear fencing is governed by design review.
