Who Built Province and What Home Types Are There?

Engle Homes, 2003 to 2007

Engle Homes opened Province and built the original core: the parcels around the Village Center and the lakes, with flower-named plans that run from the Camellia at roughly 1,500 square feet through Tulip, Iris, Lavender, Violet, Lilac, Magnolia, Gardenia, Wisteria, and Lily to the Orchid at more than 3,000. Lavender and Lilac were offered with a casita. The larger Engle plans carry three-car garages. Engle also built every Gemini villa: Daisy, Carnation, and Daffodil. Most of the waterfront lots in Province were sold in this era.

Meritage Homes, mid-2000s to today

Meritage Homes took over the remaining land and has built in three recognizable generations. First, plans from about 2009 to 2016 such as Savoy, Yukon, Trento, Monza, and Fermo, plus the Marbella, Seville, and Valencia villas through 2018. Second, plans from 2016 to about 2023 such as Dylan, Charles, Franklin, Redding, Zeppelin, Morrison, and Simone, some with three-car garages. Third, the Preserve series from 2019 forward: Bowie, Isley, Mercury, Presley, Turner, and a Redding, built with spray-foam insulation and energy-efficiency packages. Single-family homes

Detached, one story, about 1,300 to 3,200 square feet. Two bedrooms plus a den is the most common configuration; three bedrooms is common in the larger plans; four is rare. Two-car garages are standard, with 2.5-car and three-car garages on select plans and extended-length and golf-cart bays on many. Lots run from under 5,000 square feet to over 18,000 on premium sites. Median lot is roughly 6,700 square feet.

Gemini villas

Attached twin homes sharing one wall, one story, about 1,200 to 1,800 square feet, two bedrooms on nearly all of them, two-car garages. Built 2004 to 2018 by Engle and then Meritage; none since. Their assessment bundles exterior upkeep. Detail on the Gemini twin homes.

Parcels and eras

Province was platted in numbered parcels, and the parcel tells you the era. Parcels 4, 5A, 5B, 6, 6A, and 7 are the 2003 to 2007 Engle core, with Parcels 7 and 13 holding the villas. Parcels 13B, 14, 15, 16, and Phase 11 span 2006 to 2019. Parcel 8 is 2020 to 2022 and includes a run of waterfront lots. Parcels 3, 10, and 12 are 2021 to 2025 and the Preserve streets. A buyer who knows the parcel knows the builder, the plan family, and the likely age of the roof and HVAC before the showing.
