A minority of Province homes include a casita, a separate guest suite with its own entrance and full bath. In the ARMLS records behind this site, 46 Province listings carry a casita or separate guest quarters, the large majority Engle-built homes from 2003 to 2007 on the Gardenia, Orchid, Lavender, Lilac, Violet, Wisteria, and Lily plans, with a few Meritage Fermo and Simone homes. Casita homes run larger, about 1,800 to 3,100 square feet, and sell above the community median.
What a casita is in Province
In Province a casita is a separate guest suite attached to the front courtyard or side of the main home, with its own exterior entrance, a bedroom, and a full bath, and sometimes a kitchenette. It is under the same roofline and on the same lot, not a detached building. Listings code it as a separate guest house or as guest quarters with a separate entrance. It is different from a den, which most Province homes have, and from a second primary suite inside the main house, which some larger plans have.
Which plans have one
Engle offered the casita as an option on its larger plans, and that is where nearly all of them are: Gardenia and Orchid most often, then Lavender and Lilac (both sold in casita versions), Violet, Wisteria, and Lily. Those homes were built between 2003 and 2007 in the original parcels. Among Meritage plans, a handful of Fermo and Simone homes include guest quarters. No villa has a casita. How the layout works
Most casita homes are three-bedroom, three-bath configurations: two bedrooms plus a den in the main house and the third bedroom and bath in the casita, with the casita door opening to a gated front courtyard. Several are four-bedroom. Nine of the 46 carry three-car garages and eleven sit on the water. The private-entrance layout is what buyers ask for: a place for visiting family, a caregiver, or a live-in family member that does not run through the main living space.
How casita homes sell
Casita homes are larger and sell above the Province median; in the closed records behind this site, the casita subset's median sale price runs well above the community-wide median, driven by size, plan, and lot as much as the casita itself. The premium for the casita alone is not a fixed number, so James prices a casita listing from closed casita comps, and buyers should expect competition when one lists. Casitas and the age-qualification rules
A casita does not change who may live in the home. The association's age-qualification policy applies to every occupant of the property, including anyone in the casita, and the rules on caregivers, adult children, and guests are set in the recorded CC&Rs.
