Province is governed by the Province Community Association, Inc., a homeowners association managed by CCMC, with an elected board that meets in open session the second Wednesday of each month. Assessments are billed on a schedule the association sets, single-family and villa assessments differ, and the association collects one-time charges at resale. Who runs Province
The Province Community Association, Inc. is the master association for the whole community. CCMC, a national community-management company, provides the on-site management team, the Lifestyle Department, and the resident portal. The association office is at 20930 N. Province Pkwy., 8 a.m. to 5 p.m. Monday to Friday, 520-568-5316, provinceadmin@ccmcnet.com. Province is not in a community facilities district; the City of Maricopa has none, and infrastructure is funded through development impact fees, not a CFD tax line.
The board and meetings
An elected board of directors governs the association. Open-session board meetings are held the second Wednesday of each month at 3 p.m. in Town Hall, with working sessions on the fourth Wednesday. Committees cover the areas residents would expect, including design review for exterior changes.
What assessments cover
Assessments fund the Village Center and its staff, the pools, courts, and fitness center, the lakes and their reclaimed-water system, common-area landscaping and streets, the staffed gate, and the lifestyle program. A cable television component is billed alongside the assessment. The billing cadence is set by the association; confirm it with the office rather than a listing, because listings entered by different agents quote it inconsistently.
Why villas pay more
Gemini villa owners pay a higher assessment than single-family owners because the villa assessment also covers exterior maintenance of the unit, roof repair and replacement, front-yard maintenance, and a blanket insurance policy on the structures. Charges at resale
At a sale the association collects one-time items that are separate from the recurring assessment: a capital contribution paid by the buyer, a transfer or processing charge, and a resale disclosure document fee typically paid by the seller. Amounts appear on the association's resale fee sheet and on the closing statement. Sellers should expect to order the association document package early; see HOA documents at resale.
Rules buyers ask about
The recorded CC&Rs and association policies set the age-qualification rules, minimum lease terms, restrictions on visible trucks, trailers, RVs, and boats, pet rules, and design review for exterior changes. Listings summarize these as "age restricted," "rental OK per rules," and "no visible RV or boat," which is accurate as far as it goes. The governing documents are what count. Where the documents are
Governing documents, policies, and the monthly magazine are in CCMC's resident portal for owners. The CC&Rs are recorded with the Pinal County Recorder and travel with the title.
