Who can buy and who can live there

Anyone can buy. Occupancy follows the association's age-qualification policy under federal HOPA rules, with specifics for younger spouses, adult children, caregivers, guests, leases, and heirs in the recorded CC&Rs. What is for sale

Every purchase is a resale; Province is built out. Single-family homes from about 1,300 to 3,200 square feet across the 2003 Engle core, Meritage's middle generations, and the near-new Preserve section, plus Gemini villas from about 1,200 to 1,800 square feet built 2004 to 2018. Money

Buyers pay the association's one-time capital contribution at closing plus standard Arizona buyer costs. Assessments differ for villas and single-family homes and are quoted by the association, not this site. There is no CFD. Financing is conventional, cash, or, where approved for the transaction, FHA or VA; no rates or terms are published here. Buyer-agent compensation is disclosed in writing at the start of representation and is negotiable.

Process

Buyer-broker agreement, financing or proof of funds, tour through the gate, AAR contract with an inspection period, seller's SPDS and C.L.U.E. report, association package review, age-qualification paperwork, close through title and escrow. Is Province a good place to buy if I am under 55?

Purchase is open to anyone, but occupancy is governed by the association's age-qualification policy. Whether you may live there depends on your household and the current rules; read the CC&Rs and consult an Arizona-licensed attorney before buying with that plan.

How competitive is the Province market?

Lake lots, casita homes, and near-new Preserve homes draw the most competition. Villas and interior lots in the middle generations turn over more steadily. Current conditions come from the team by phone, not from this evergreen page.

Can I rent a Province home before buying?

Rentals exist under the association's leasing policy and minimum lease term, and tenants must meet the occupancy policy. Supply is limited; ask the team what is available.

Can I bring a golf cart?

Yes. Golf carts are common inside Province, many homes have golf-cart garages, and cart use on public streets follows Arizona and City of Maricopa rules.

Are pets allowed in Province?
