Older or Newer Homes in Province: What Differs?

Province is built out, so the real choice is era, not new versus resale. The 2003 to 2007 Engle core has the largest plans, the casitas, three-car garages, and most of the waterfront, on twenty-year-old systems that may or may not have been replaced. Meritage's 2009 to 2023 generations sit in between. The Preserve, closed mostly in 2024 and 2025, has the newest systems and efficiency package on the smallest lots.
The three eras
- Engle core, 2003 to 2007. Parcels 4, 5A, 5B, 6, 6A, 7, and the villa parcels. Flower-named plans, roughly 1,500 to 3,200 square feet, plus the original villas. Tile roofs, natural gas heat on most.
- Meritage middle generations, 2009 to 2023. Parcels 13B, 14, 15, 16, Phase 11, and Parcel 8. Plans such as Savoy, Yukon, Trento, Dylan, Charles, Franklin, Redding, Zeppelin, Simone, and the later villas.
- The Preserve, 2019 to build-out. Parcels 3, 10, and 12. Bowie, Isley, Mercury, Presley, Turner, Redding, with spray-foam insulation and the efficiency package; bulk of closings 2024 and 2025.
Lots and location
The Engle core surrounds the Village Center and the main lakes, so the walk to the clubhouse is shortest and the waterfront supply largest. The middle generations spread outward, with Parcel 8 adding a run of lake lots in 2020 to 2022. The Preserve sits on the newest streets, mostly interior and greenbelt lots and generally smaller. Lot size runs from about 4,400 square feet on villas to 18,000 on the largest Engle sites, median about 6,700 for single-family.
Roofs, HVAC, and what to expect by age
Every home is one story with a tile or concrete roof over underlayment; on a 2004 home the underlayment is at the age where inspectors look closely, and many owners have replaced HVAC and water heaters once already, which the listing often notes. Middle-generation homes are in the first-replacement window for HVAC. Preserve homes are on original systems with efficiency packages and, in some cases, transferable builder warranty coverage. Plans and features by era
Want a casita, a three-car garage, or more than 2,500 square feet: that is the Engle core and a few middle-generation Meritage homes. Want a golf-cart garage or extended bay: common on Meritage. How price differs
Newer homes and lake lots carry premiums in closed Province sales, and larger Engle homes carry the highest totals; villas sit at the lower end. Picking an era
Start with lot and plan features, because those cannot be changed, then weigh systems age against price. A buyer who wants water and space chooses the core and budgets for systems. A buyer who wants the least maintenance for the next decade chooses the Preserve and accepts the smaller lot.
