Making one visit count

If you can make one trip, use it to see the community, not just houses: the Village Center at a busy hour, the courts, a lake lot and an interior lot side by side, a villa and a single-family home. The event calendar is public on the association website; time the trip to an event if you can. Come with an idea of era and product from the older and newer home tradeoffs and villa versus single-family.

What is different about Arizona

• Time. Arizona stays on Mountain Standard Time year-round.
• Contract. The AAR Residential Resale Purchase Contract with an inspection period; the seller provides an SPDS and a C.L.U.E. report.
• Association documents. Provided during the transaction with a review deadline; the age-qualification policy is in them. See age qualification basics.
• Property taxes. Set by Pinal County; Province has no community facilities district, and the City of Maricopa has none. For tax questions, including how a move affects your situation, consult a CPA.
• Title and escrow. Arizona closes through title and escrow companies rather than attorneys.
• Water and utilities. Province homes are served by a private water company, a private sewer utility, and Southwest Gas on most homes; the team hands you the list at closing.

Timing a sale elsewhere with a purchase here

Many buyers sell first and buy with cash, some buy contingent on a sale, and some bridge. Each has a cost and a risk in a market where lake lots and casita homes draw competition.
