A Province home is priced from closed Province sales matched to its product (villa or single-family), era and plan family, and lot type (waterfront, greenbelt, interior), then adjusted for casita, garage configuration, and systems updates. A citywide or subdivision-wide average is the wrong tool here because Province's products trade on different curves. No price is promised before James sees the home and the comps.
Why a community average fails
Province closed sales in the records behind this site span from villas near the community's low end to Engle Orchids with casitas on the water at the high end, and a lake lot alone adds a measurable premium per square foot over an interior lot. An average of all of that describes no actual home. Automated estimates have the same problem: they see Province as one subdivision and miss the product, parcel, and lot distinctions that drive the spread.
The matching method
James starts with the product: villa or single-family. Then the era and plan family, because a 2005 Engle Gardenia and a 2024 Meritage Presley are different houses with different buyer pools. Then the lot: waterfront against waterfront, greenbelt against greenbelt. After that, the adjustments apply.
