Sell first or buy first
Selling first and buying with cash is the cleanest path and the most common in Province. Buying contingent on the sale works when the next home's seller accepts a contingency, which is more likely in some markets than others. A rent-back after closing, negotiated in the contract, can bridge the gap. The wrong sequence costs money at both ends; the right one is worked out before listing.
Buying or renting next
If the next home is elsewhere in Arizona, the team handles both sides or coordinates with an agent in that market. If it is out of state, James coordinates with your agent there so closing dates and moving dates line up. Renting for a period between homes is sometimes the right answer and is not a failure of planning.
Staying in Maricopa
Some owners move from Province to a different home in the City of Maricopa, or the reverse. The move out of a gated community
Movers and vendors are cleared through the gate house, the association is notified of the transfer, transponders and Province ID cards are returned per the association's procedure, and utilities are transferred at closing.
